#32013, "Contract signed for my first home purchase!"

well it's a condo but they accepted my offer last night and I got all of the paperwork and signatures! I have a home inspection set up for tomorrow or friday and settlement should be before the end of the month. It's a 2nd floor 1121 square foot, 2 bed, 2 bath condo and the best news is it's close to work and in a very good area for people my age.
There has been a huge decline in the market recently but it's still expensive to live in this area. I'm sure this condo I bought would buy very nice single family homes in other parts of the country but I feel very secure at work with my fairly new promotion so I don't want to move to far away at this time. The place went on the market for $313k in october and dropped to 300k and then 285k a couple months later. I ended up getting it for 270k with $6k help for closing costs. Not bad considering the other 2 condo's that sold since November both sold for $315k and $320k.
The average person my age (mid 20's) can't afford to even rent in the Washington DC area and have to move further away and sit in traffic. My ex pays $1500 a month to live in a studio aparment closer to the city and I have plenty of friends making good money that still live at home or rent. I promised myself if I'm going to work 10-12 hours a day I wouldn't sit in traffic for an hour each way like a lot of my co-workers do. I'll try to get pictures up in the next month or so once I have moved in.

+1 Congrats if your condo has dble garage/single attched or not. It makes it even more awesome, you have your own indoor space to work on your car.

I just got moved into a pretty big house with non attch 2 car garage. Garage is very solid great floor brick real not tile crap, but overal needs TLC. Thats because it was Foreclosed house, we got prety cheap from a relative.

I live in East Canton,OH acros the street from WORSHIL's Import salvage emoji kidding will let ya know if this place has a website.

Anyone familar with this area,

no garage. It's a 2nd floor condo. Townhouses with garages in this area start at easily $350k and closer to $500k in the location I'm at. I have an assigned parking spot and visitor spots. I don't need a garage though since I'm a service advisor and have lifts/tools whenever I need them emoji

i hate you. Some updates; Settlement is on March 28th and the place appraised for $300k. I also gotta a slightly lower interest rate and I'm putting a little more down to lower the payments some. Now I just need to start buying stuff and hopefuly I will get most things moved in that same weekend and get some pictures.

UPDATE; so I have been really busy but settlement was on the 28th of March and I started staying there this past friday. Pretty much everything is moved in except the TV I re-ordered and I need to organize a couple things. Looks good so far. I'll get some pictures after the TV install and when it's all cleaned up.

Housing costs are finally coming back down to earth, good thing our greedy parents didn't have to pay much for housing.

Let's see those pictures, Dave! It's been a couple weeks now!

(Sorry I didn't see this sooner!)

And, just to piss everyone off, we got the house we're in right now for a psaltry $146k. Inside the loop, here in Phoenix, anything under $200k is STILL ghetto territory, but we did really good.

Once V and I get all unpacked and moved in (we have new carpet being installed in the two rooms with carpet on Friday), I'll have Vanessa snap some "after" pics and get them up on her site so I can share them. First person to post pictures needs to make the official 2008 2GNT New House picture thread, imo.

you guys will definitely hate me, 1400sq ft, single story all brick, 2.5 car garage that is double deep, 1 acre of land in an established NON GHETTO neighborhood on the southside of indianapolis, 3 bedroom 2 bath, 108k. emoji

My closing was on the 28th of March too emoji

Me and Dave clearly got screwed on housing costs for living in the areas we do. emoji Hell i'm at least 1.5 hours from the nearest major cities new york and philly and mine was over 200 for 3 bedroom 1024 sq ft (not including finished basement) single car detached garage and <.25 acre of land. The town's definitely not the ghetto, but my salary alone is above the median, but hey the neighbor parks a brand new civic si out in front of their house and doesn't seem to worry so it can't be that bad of an area imo
