Seller is paying all closing costs, providing a home warranty, and leaving me some of the window treatments that match their wallpaper.

Home will appraise for 140k+.

It will have new siding put on, as well as some cobblestone treatments around the garage door and over the brick. Whoever decided to make that house blue and neglect any real landscaping is a tard, but worked for me in the end :P

Seller is renting from me until March 18, I move in the 19th.

its a good deal when you can get the seller to pay the closing costs, i bought my house back in Dec. '08 it was bank owned so all those costs were on me, but all in all i have no regrets, congrats! :thumbsup

The house is great. .85 acres, the garage is about 25x30 with 15 foot tall ceilings and its completely unsulated. 3br, 2ba. Also has a giant fenced in back yard, which was a priority for the dog. All the windows are the new energy saving kind and the doors are the thick magnetic seal ones. Pergo floors in the kitchen, but needs new carpet.

Ill update the exterior, do some landscaping, and it should look 10 times better.

Eventual plan is to expand the garage for a lift and add a bedroom.

And Mikey, you do know that I cant just knock down a wall right? It needs concrete poored for the expanded garage floor :P

I have got to get the hell out of Jersey. You can't buy anything short of something completely falling apart for $140k and it still won't have more than a 1/4 of an acre if you're lucky.

Congrats, Mandy has a sik, stance. You need to give a call to your local Scott's lawn tech. If you know how, it'll save you some bills. Only,downside you can have pets on the lawn for about a month or two.

Congratulations, Tim. It'll be rewarding to have your own place you can call 'home'.

Congrats. Sometimes I hate living near Washington DC. My condo cost twice what your house cost and I got mine for a steal in march 2008 and for the ammount of land you got I see places near me for $500k just for the LAND! If my gf's job moves to Dover, DE the cost of living is very cheap. I found homes that hadn't even been built yet with 3000sq and a 2 car garage for 250k-300k! Good luck!

Little update:

I submitted a repair request to the seller with the inspections.

I am going for these:

Septic has drainage issues
Water heater is leaking
Structual engineer to look at the sagging floor due to moisture repairs

Septics are expensive, the water heater and structual engineer has to happen to get the clear termite/moisture letter which is required for my loan.

He has until 6pm today to respond, or he has to make them.

So heres to hoping!

Little update:

Seller's agent tried to get out of the repairs Monday morning.

My lawyer has contacted him.

At this point, I dont know if I even still have the house :(

At the very least I will go after him for all lawyer and court fees, and the inspection/appraisal money back.

I already have the papers waiting to halt him from being able to sell his property.

damn. if you don't get the house, there'll be others. as far as the fees and shit, that's just crap. i'm sure ur pissed
