I just sold my house a few months ago and broke even after only owning it for a year and a half. What will happen to me as far as capitol gains tax? I'm worried because i had to get a loan to get out of it so money is tight right now and will be until i pay the loan off.

sorry for the late reply but i've been extremely busy lately getting the ball rolling with my new company. capital gains tax would only apply if there were financial gains on the property. you stated that you broke even... so i don't believe that will be an issue for you.

My county property taxes are due this month.
They're saying my property is worth a LOT more than it currently is.
I base my valuation on the fact:
- that my house is shittier than all the others in the neighborhood
- I bought last year (and triggered assessment) when prices were super inflated, and now they're much lower
- the purchase price was less than the assessed value

I've got the dispute paperwork, but how do I prove them wrong?

you will want to call or go in person to the county assessors office to plead your case. you will want to research your "comparable value" further with your trusted realtor and provide documentation of your findings. most of these assessments are done from the front of a computer versus an actual walk through of the property. if its a gross difference between the county's value and your assumed value... may cost a few pennies but you could have a new appraisal done also. keep me posted on the details...

Working on getting out of my PMI.

Purchased house 155,000 owe 133,xxx percentage is 86.2%

Option per the lender (original lender sold my loan to CITI)

1. Purchase price and owed price need to be 80%...thats a no go

2. Current market value and owed price must meet 75% and Loan is not older than 5 years and not younger than 2 years.

3. Current market and owed and loan is 5 years or older needs 80%.

I thought it was possibly a law that the Equity must be 20% regardless of age of loan. Can Citi mortgage hold me to 25%?

I just paid for the Appraisal which they raped me on (385.00) and I have been in the house for 4 yr 1 mo. I havent looked at my original contract yet but since the loan was sold, can I hold the new lender to the details of the contract if the equity states 20% to dismiss PMI?

What sort of time should a person budget to purchase a home, given all these lenders eager to close deals these days? Our lease is up the first week of February. If we were to want to get into a house and time it for the middle of January, when would we need to have an offer accepted in order to close in time?
